Think of converting a property into a kinky rental. Any ideas of demand and what people would like. More towards BDSM, something more mainstream or something in the middle?
Would be good to add photo studio stuff like lighting in too.

I suggest you tour a few of the rooms already out there and see where you can improve of make yours unique in genre
Yeah a lot of people enjoy taking naughty photos and videos but our own houses are often cluttered or have identifiable backgrounds. Somewhere neutral is ideal for getting those photos or videos to look great.
Hello and welcome @Justbrowsing11 . As someone who designed my own playspace (though it’s private, not rented out) I would say create something you like – don’t worry about what’s in demend, go with what you like and are proud of.

It’s a 2 bed terrace, he rooms are a decent size. I’m not sure if it’s a risky move, hence looking at the demand.
Is it something you want to do, and what area are we talking? Could you afford some probably quite pricey equipment?
My only caution is risk of injury. Make sure you check out insurance options. There was an AirB&B that was Bdsm centered, didn’t go well. Novices using supplied toys owners risk. The idea is cool and doable just do your homework.
How close is it to where you live, or will you have a cleaner/ maid to refresh the house after renting it out? Sounds like a brilliant idea/ venture, good luck.

I’d say it’s risky, you’re stepping into quite a niche market with competitors already. Do you enjoy BDSM for yourself? People tend to feel more comfortable hiring properties from people who understand them than from someone who is simply catering for them.
Equipment wise you’d be looking at probably a few grand, and a lot of places supply toys and have a regular cleaner. Again, you would need to find/hire someone who understands that yours is not a seafront cottage.
I don’t want to put you off your idea, but if you wanted something you could set up and have run quietly in the background, this won’t be it. If BDSM is not something you’re passionate about, I’d make it a nice rental and move on. There’s no reason you can’t make the bedroom area a bit sexy with a strip pole, mirrors and animal prints, but unless you’re passionate about BDSM and people having some quite possibly awkward questions, I’d give the idea a pass.

I’d add to that sterilisation, toys/surfaces need regular cleaning to prevent infections etc. I even know of a lady who has well-mounted UV sterilisers in her dungeon rental spaces that sterilise the whole room with UV light.
I would have a search for other kinky/sexy b&b or dungeon type places and break it down by those local to you (within a few hours), those within a weekend away distance and others in the uk. I’d also look at kink/fetish/swing/sex parties and clubs in your area as if there are regular events then there is a potential market.
Your neighbours are something to think about too. Soundproofing the house will help (and I’d recommend air con so people don’t need to open windows), but as with any Airbnb type place, is there plenty of parking (particularly if people don’t travel together), will the neighbours get annoyed by strangers turning up regularly? Are you going to have a maximum people per hire policy? Will you do day hires? Do you have a policy about sex workers (inc content creators) hiring the place? What if your guests are dressed head to toe in latex when they arrive or when they nip outside for a cigarette? You don’t want to upset the neighbours and end up in endless disputes over the property.
In terms of toys, it really depends on how you are marketing the place. Actual sex toys, most people will probably want to bring their own, but kink toys can be different, if people are exploring and want to try things, they might want you to supply things. I do know places that have add ons, like sex machines, violet wands etc, that people can use at an additional fee.
In terms of furniture (and also any toys you decide to supply), you will need to be able to understand what it is and what it is for; a lot of beginners will ask how to use it, how to get the best out of it etc so you will need plenty of knowledge.
If it is something you really want to do and are willing to put the time in to it, you could start at more of a sexy b&b and if the demand is there, increase the kink. There are furniture makers who make their furniture so it breaks down for easy storage, so you could always have it as optional extras

There is so much to consider when it comes to setting something like this up as a buisness. I think I’d consider @Calie suggestion as well. There are things to consider. They will probably cleared the use with zoning commissions and the police. Very Important. I don’t know the rules in the UK, but have to imagine they aren’t that disimilar.
